The ability of small suburban municipalities to limit multifamily housing is more the rule than the exception, and as proposals for new housing are deflected, housing either doesn’t get built, thus raising rents by limiting supply, or gets pushed to far-flung exurbs distant from most jobs.

3. Will we see immigration policy meet the moment? We are short tradesman and fewer are entering the trades than leaving
